Nokkel is the free property companion helping people make the most from buying, selling and owning UK property. We assist buyers in finding hidden gems in the property market, help owners determine the value of their homes, and pair sellers with people who are genuinely invested in making a purchase.

We also provide intelligently consolidated data solutions that facilitate financial institutions' engagement with their customers on their largest lifestyle asset alongside a set of tools that help deliver holistic financial services solutions across wealth, lending and insurance.

The Nokkel app is available to download for free on the App Store and Google Play Store.

Nokkel has created a ready-made profile for your property. As you will probably notice, it includes some fairly basic information that’s sourced from or based on publicly available data. Photos are sourced from Google Street View and the quality varies.

There is plenty of scope to enhance your home’s profile by adding notes and pictures. In fact, you have the opportunity to create something that looks a little like an estate agent brochure without having to go through the painful process of putting your house on the market.

You might wonder “Why do I need to do this if I’m not selling my home?”. Our users tell us that they enjoy storing their favourite photos of their homes, a bit like you might do on social media. Though, the benefits go much further than that. But the benefits don't stop there. Having a more complete profile increases the likelihood of attracting serious buyer interest, whether you're considering selling or open to offers. This could potentially lead to a premium price without having to ever put your house on the market. There’s no downside!

First and foremost, Nokkel is not - and does not intend to become - an estate agent.

Nokkel helps to connect home buyers and homeowners independently of intermediates. However, you are free to use real estate agencies even while utilizing Nokkel for your property journey.

Nokkel is committed to protecting and respecting your privacy. We use industry-standard encryption and will never share your data with any commercial partners without your explicit consent. Where we work with third parties to process, manage or store your data, we ensure they conform to the highest data protection standards.

Nokkel shows almost all of the 28 million residential properties in the United Kingdom. We are reliant on public data and, in some cases, there are reasons why this data is not available, for example, some properties are missing from the Royal Mail address book. We are working hard to ensure every UK property is on Nokkel so bear with us a little longer.

All factual data on Nokkel is taken from publicly available sources, which in practice anyone can access, including potential buyers. The data is not always 100% accurate, so it should be used carefully and not as your only source when making an investment, insurance or mortgage decision. Nokkel provides you with an opportunity to ensure your home is accurately represented. By claiming your property on Nokkel, you’ll be able to update all the information related to it.

It's important to keep in mind that valuation data can be uncertain, especially for unconventional homes. This challenge is not specific to Nokkel and is faced by all valuation providers. As a result, the estimated value of a property (yours or one you're interested in) may not be entirely accurate. We are constantly working to enhance the accuracy of this information. In the meantime, if you're a homeowner, consider displaying your desired price.

Currently, we don’t show commercial properties or development land. However, it is possible we may include this at a later stage – stay tuned!

We only show information that is in (or based on data in) the public domain. This means that information about your home can be found on other sources, including other property platforms as well. Therefore, we can’t delete house details from Nokkel.

We do however provide you with the opportunity to amend your house status to “not interested” to help protect your privacy.

This means someone is interested in your home and wants to reach out to you to inquire about your willingness to sell.

1. Download the app from the Apple App Store or Google Play.
2. Search for your property via the Search tab (magnifying glass icon). When on the property details screen, tap on Save, then I own this property and finally, Save to My Properties. The property should now be added to your My properties tab (key icon).
3. You need to verify ownership before you can chat with the interested buyer. Please see ‘How do I verify ownership of my property’ to continue.

You will get this when you’ve requested ownership verification of your property through the app.

1. Launch the app and go to the My properties screen
2. Find the QR code scanner on the top right corner and scan the QR code on the postcard
3. View and confirm the details of your property

With verified ownership of your property, you now have the ability to manage your property details and make them visible to other users, set the property status, and communicate directly with potential buyers.

Please note that at the moment, we allow only a single account to be an owner.

If you’ve not received a postcard from Nokkel before:

1. Download the app from the Apple App Store or Google Play
2. When in the app, find your property via the Search tab
3. Save it to My properties and open the property details screen
4. Tap on the Verify button and press on “Send a code”. We will send you a postcard to the property address. Please note this will take a few days.

Once you receive the card, see the steps below to continue.

If you’ve received a card from us already:

1. Launch the app, tap the My properties tab (key icon) and then tap on the QR  code scanner icon in the top right corner
2. Scan the QR code on the postcard
3. Confirm that’s your property

With verified ownership of your property, you now have the power to manage your property details and make them visible to other users, set the property status, and communicate directly with interested buyers.

Please note that at the moment, we allow only a single account to be an owner.

Easy. Search for your property, claim it and simply confirm or update where needed. You can focus on specific areas of your home such as the kitchen by creating a Space where you can add photos. Also, you can add publicly available notes to give more insight to potential buyers. Add photos on spaces as well as notes in the ready-made fields.

Nokkel allows you to edit most of the information on your home. Simply claim your profile, and then edit your details. You can do this by claiming it and confirming or updating your property information in your own profile.

Note these changes will only be available to you and other users won’t be able to see them. You need to verify ownership of your property to make the changes visible to others.

At Nokkel, we feel strongly at Nokkel about protecting your privacy and rights.

All photos must be appropriate so let us know right away if you spot anything that is not or has been taken without your permission. You can do this by reporting the photo via the ‘Report inappropriate content” functionality at the bottom of the property screen.

For all UK properties, you’ll see Nokkel displays an estimated value, a range and a confidence level. We use a large variety of data points from trusted sources to estimate the value of a property. These include the property attributes, location and the price of similar homes recently sold. If there are a greater number of similar properties in the area, in addition to more recent data, the higher the confidence level and the narrower the estimated range will be.

It's important to note that different parties provide different values (i.e. an estate agent valuation will typically be far higher than one that a bank uses when considering a mortgage). At Nokkel, our property valuation is not influenced by a product or service we are looking to sell or supply. Our valuation is completely unbiased, and therefore more likely to reflect the underlying value of your home.

There will always be buyers who are prepared to pay more than the value of your home – maybe they’re looking for a house in a school catchment area, for instance – by improving your Nokkel profile, you might find someone willing to pay over the odds.

We are constantly working to improve the accuracy of valuation, so keep with us and you’ll benefit over time.

We have estimated values on the majority of residential properties in the UK.

However, there are rare instances when the estimated value is not present which could be due to a number of reasons. For example, if the property is a new build we will need a few months to detect it on the public records and have its estimated value available in the app.

If you’re the owner of the property, you have the opportunity to claim ownership and update your price and recent valuation, if you have one, so potential buyers have an indication of how much it is worth.

Your status reflects where your mind is when it comes to your home. Most people think of houses as being either on the market (typically with an estate agent) or not. At Nokkel, we see this as more of a spectrum with different shades between not selling and on the market – for example:

1. Actively seeking offers – you’re committed to selling your home
2. Open to offers – you’re interested to see what someone might be prepared to pay but you may not sell
3. Willing to discuss – you’re not planning to sell but if someone comes in with the right offer then you’d consider
4. Not interested – you don’t want to be contacted, and no price is high enough

So rather than having to decide whether or not to put your house on the market, Nokkel allows you to set a status that best suits your frame of mind.

It would be helpful if you could supply evidence of your own ownership i.e. picture of a utility bill or bank statement.

First of all, any private valuation information will not be shared with other Nokkel users. No one will therefore see the “Recent Valuation” information you upload.

Consider Nokkel as a storage space for important information about your home. By keeping this information on hand, you'll have a helpful resource to reference should you choose to sell your property in the future.

This is your opportunity to set a minimum price at which you consider selling your house. Set it as high or low as you like. If you’re keen to sell then you might put it more in line with your property value, though if it's your forever home then the sky’s the limit.

Essentially, what’s the price that would make you sell?

Your property should already be on Nokkel. If it's not, then do get in touch with us at feedback@nokkel.com.

1. If you’ve verified ownership of a property (see “How do I verify claim ownership of a property?”), then navigate to the property and change the status to the one that fits your circumstances (see What does my “status” mean and what happens if I change it?” for more details)
2. If someone is interested in your property, we will notify you via a push notification (please, ensure these are enabled on your device)

Our unique approach is designed to attract buyers who are truly interested in your home, increasing the likelihood of securing a premium price.

The problem with putting your house on the market is that you’re committing to selling your property at a particular point in time. The price you achieve is therefore contingent on the quality of buyers that happens to exist at a single point in time. These buyers will be seeing your home for the first time and it may not necessarily be what they're looking for, which can sometimes lead to a discount. Nokkel provides a different approach, connecting you with buyers who have already shown genuine interest in your home, increasing the likelihood of a fair or even premium price.

1. Find a property you like via the Search tab
2. Save it to your Wishlist and open the property details screen
3. Tap the “Learn more” button and then “Send my interest”

If the owner is on the app already, and they accept your request, we will connect you straight away.

If the owner isn’t on the app, we will contact the owner on your behalf telling them someone is interested in their property. We won’t reveal your details until you’re ready to connect.

If the owner accepts your request, you will get a notification and will be able to start chatting with them directly via the Conversations tab.

Don’t forget to verify your identity via the My Profile tab. We require this from all of our users to give you confidence when communicating with property owners or buyers.

Almost all of the 28 million homes in the United Kingdom can be found on Nokkel. Buyers can take one of two options on Nokkel, depending on how keen they are on a particular property.

Option 1 - if you’re casually browsing

1. Save a property you like to your Wishlist
2. We will notify you if the property comes on the market

Option 2 - if you’re interested in making a move

1. Express interest in a property
2. If the owner is on the app, and they accept your request, then you can message them directly
3. If the owner is not on the app, we will reach out to them to see if they are interested

If the owner is already on the app then you can chat directly with willing owners through the Conversation tab. If the owner is not on the app then we’ll reach out to them to see if they’re interested.

Compiling a collection of your favourite properties is a great way of getting ahead of the game. If you're not quite ready to express interest, we’ll tell you when any one of your saved properties comes onto the market. That way you’ll always know when your favourite properties become available.

Take the next step with your favourite wishlist property by approaching the owner through the Nokkel app. If the owner is registered and open to communication, you can directly chat with them using the Conversation tab. If the owner is not yet on the app, we'll contact them to see if they're interested in connecting.

That’s the great thing about Nokkel. We do that for you. We’ll let you know as soon as one of your wishlist properties comes onto the market.

Keep in mind, not all owners are looking to sell right now. So, if you don't receive a response, don't be discouraged. You can express interest in multiple properties to increase your chances of finding a willing seller. Absolutely. Start saving down your favourite wishlist properties. You’ll see we have exterior photos for most residential properties in the United Kingdom. Why not save your own photos as well and create your own compilation of beautiful houses?

We’re constantly adding more information and tools to Nokkel so keep with us and we’ll do our best to help you find your dream home.

All you need to track down a property is its location or address. If you’ve seen a property you like, whether that’s on social media, or by other means, then pop the address details into Nokkel and scroll around until you find it.

At Nokkel, we prioritise the safety and security of our users. To ensure a trustworthy experience, we have implemented a verification process for all users. This verifies your identity and gives you confidence when communicating with property owners or buyers.

London is a competitive property market though it will always yield plenty of investment opportunities. It's safe to assume that buying through an agent will generally result in a buying opportunity at fair market value. So, it's really down to you to select the right up-and-coming areas to invest in.

Alternatively, use Nokkel to uncover hidden investment opportunities on Nokkel. Search for properties in areas you believe have potential and you may find a motivated seller offering their home at a discounted price.

1. Log in to your account in the app
2. Go to the Account tab and under the Settings section, tap on Account information
3. On the Account Information screen, scroll down to the bottom and tap on Delete account
4. Follow the steps to delete your account

When you delete your account, we delete all your personal data and any associated with you, including:

• Ownership of properties you’ve verified or properties saved to a Wishlist
• Photos and notes you’ve generated
• Conversation history with other users

We keep your data for up to 90 days after you’ve deleted your account in accordance with our Privacy Policy.

Yes. You have 89 days from the date on which you’ve deleted your account to cancel the process. Simply, sign up using the same email address and your account will be restored.
