For all UK properties, you’ll see Nokkel displays an estimated value, a range and a confidence level. We use a large variety of data points from trusted sources to estimate the value of a property. These include the property attributes, location and the price of similar homes recently sold. If there are a greater number of similar properties in the area, in addition to more recent data, the higher the confidence level and the narrower the estimated range will be.
It's important to note that different parties provide different values (i.e. an estate agent valuation will typically be far higher than one that a bank uses when considering a mortgage). At Nokkel, our property valuation is not influenced by a product or service we are looking to sell or supply. Our valuation is completely unbiased, and therefore more likely to reflect the underlying value of your home.
There will always be buyers who are prepared to pay more than the value of your home – maybe they’re looking for a house in a school catchment area, for instance – by improving your Nokkel profile, you might find someone willing to pay over the odds.
